We hope you enjoy living in your home and you decorate it to your liking. Residents usually pay for their own renovations, but you may receive a rebate for certain modifications if you stop living in the unit before the end of the rebate period. Residents are responsible for carrying out the modifications and are liable for the costs and maintenance required while they are living in a Vaso home.

Modifications must not jeopardise fire safety or other housing safety or cause a health hazard.

Residents must not perform HVAC or electrical work or installations themselves. The HVAC or electrical contractor must submit an installation or measurement report. If necessary, they must demonstrate their qualifications for the work.

Modifications must comply with the official regulations and installation instructions with due care and professionalism.

Modifications performed during construction should be agreed upon with the owner of the building (Vaso) or the party designated by Vaso.

Modification permit

You must get written permission from the property manager before you start any modifications.

If you make modifications without permission, you may be required to pay for the repairs and/or restoration.

You can submit a digital modification work application to the property manager using OmaVaso. Alternatively, you can contact your property manager if you do not use the OmaVaso portal.

Residents are responsible for carrying out the modifications and are liable for the costs and maintenance required while they are living in a Vaso home.

Rebates for modifications

Modifications are eligible for rebates if the costs are reasonable in light of previous modifications and the quantity and value of the work and supplies. Note: the total value of modifications eligible for rebates may not exceed 20% of the original right-of-occupancy fee. The amount exceeding 20% is not eligible for a rebate. Rebates are paid for modifications as part of the handover price (when the right-of-occupancy fee is refunded). The holder of the right of occupancy must submit receipts for the modification to the property manager when the work is finished. If the modification was done by a professional, work specifications relating to work, such as the installation of underfloor heating, should be submitted along with the receipts. Rebates will only be paid for reasonable costs of work done by professionals. Note: a bill or order confirmation is not a receipt

Maximum acceptable value of modifications

Modifications that are significantly disproportionate to the right-of-occupancy fee will not be fully eligible for rebates. The total value of additional work and modifications eligible for rebates may not exceed 20% of the original right-of-occupancy fee. The amount exceeding 20% is not eligible for a rebate.

Annual depreciation

The purchase prices of accepted reasonable improvements are added together:

Modifications eligible for rebates are amortised over 5 years from the payment date stated on the receipt for the modification. The modification is amortised at a rate of 20% per year. The calculation is based on a monthly rate; only full months are considered.

If the costs or residual value of the modifications are less than EUR 100 when you move out, no rebate will be paid.

Changes to rebates for modifications

Vaso will not pay rebates for modifications if the resident has failed to follow the instructions for installing the modification.

The national housing authorities may issue guidance on assessing modifications. Subsequent guidance may also have a retroactive effect on rebates for modifications. In addition, Vaso reserves the right to reassess rebates for modifications if, for example, substantial changes occur in the housing market, and the rebates for modifications could affect the marketing of right-of-occupancy homes or increase the vacancy rate of homes. Vaso will withhold rebates for modifications that are not properly installed according to the installation instructions.
