Terminating your right-of-occupancy agreement
When it is time to move out of your Vaso home, there are a few practical matters to take care of.
On this page, you will find instructions for terminating your right-of-occupancy agreement and moving out
– from giving notice to returning the keys and receiving the refund of your right-of-occupancy fee.
The notice period for a right-of-occupancy agreement is three months from the date we receive your notice of termination. If the agreement is in the names of two people, both must terminate the agreement by submitting separate notices of termination. The notice period (3 months) is calculated from the date the second notice is received.
The notice of termination must be submitted in writing, either online or using a form. Termination is binding and cannot be withdrawn.
The right-of-occupancy fee and security deposit are refunded within two weeks of the end of the agreement.
You should arrange viewings of the home for interested applicants at a time that suits you. Vaso will send the contact details you have provided to interested applicants. If you do not want your contact details to be shared and do not want to show the home to applicants yourself, please let us know immediately after completing the notice of termination form at myynti@vaso.fi.
Pistepankki benefit points can no longer be used after termination.
Rebates for modifications are paid on the basis of the payment receipts you submitted to the property manager once the modification work was completed. Receipts submitted at a later date will not be accepted.
You can easily terminate your right-of-occupancy agreement either online or at the Vaso office at Rauhankatu 4, 20100 Turku.
Terminating a right-of-occupancy agreement after a resident’s death
The agreement must always be terminated in writing at the Vaso office. All shareholders of the deceased person’s estate must sign the notice of termination form; otherwise, the termination cannot be accepted. The notice period for an agreement held by an estate is three months from the date we receive the notice of termination form signed by all beneficiaries of the deceased person’s estate.
Right-of-occupancy holder with a guardian
If a guardian has been appointed for the resident, the agreement cannot be terminated electronically. The guardian needs permission from the Digital and Population Data Services Agency to terminate the agreement. For more information, please contact Vaso’s customer service by phone on +358 2 274 7002 or by email at myynti@vaso.fi.
If you have pledged your right-of-occupancy agreement as collateral for a loan to a bank or another holder of the promissory note, fill in the details in the notice of termination. Contact your bank or the holder of the promissory note and inform them that your agreement is ending.
Terminate your electricity contract and home insurance so that they remain valid for the entire notice period or until you move out of the home. Remember to terminate any rental agreements for parking spaces made through the eParking app.
The modem does not need to be returned to DNA, but you must take it with you when you move out – it must not be left in the home.
Submit a notice of change of address to Posti, the maintenance company of your residential property and the Digital and Population Data Services Agency.
The property manager will agree with you on a time for the inspection of your home once they have been informed of the termination. The resident does not need to be present at the inspection.
The resident is responsible for the final cleaning of the home. Leave the home in such a condition that the next resident will be happy to move in.
If the final cleaning is inadequate or the home is not in proper condition, we will deduct any cleaning and repair costs from the security deposit.
Return the keys to the Vaso office no later than 9:00 on the first weekday after the last day of your agreement. The office opens at 10:00 on weekdays, but you can return the keys in an envelope through the letterbox in the office’s front door. Please remember to mark on the envelope which home the keys belong to.
Please note that you must also return the key to the car heating pole, the key and remote control for the garage (if applicable) and the security lock keys. If not all keys are returned to Vaso, the resident moving out will be charged for the lost keys and the cost of rekeying the locks.
The right-of-occupancy fee and security deposit are refunded within two weeks of the end of your right of occupancy and possession of the home. The amount to be refunded is determined when notice is given – you will always get back at least the amount you paid.
The refund is conditional on all keys to the home having been returned to Vaso and the home being in proper condition.
